Housing Rehabilitation Loan ProgramProgram OverviewTruro, Wellfleet and Provincetown residents take note!The next grant round is anticipated through the Truro FY12 Regional CDBG Program beginning next summer. the CDP expects that DHCD will announce the outcome of the FY12 application in July 2012. We will keep you informed of developments. The CDP Housing Rehab Loan Program has been funded since 2007 through an annual Community Development Block Grant (CDBG) awarded the town of Wellfleet by the MA Department of Housing and Community Development (DHCD) for the purpose of preserving existing housing stock and creating new affordable rental units for year-round residents of Wellfleet and Provincetown (owner-occupiers or tenants) whose income qualifies according to LMI (low-moderate income) guidelines set by HUD.For 2012, Truro enters the picture as the lead town on the FY12 Truro Regional CDBG Grant. Wellfleet and Provincetown remain in the program as participating communities. The CDP has been the non-profit agency responsible for delivery of this funding since in 2007.We perform all implementation, monitoring and reporting tasks according to DHCD guidelines. Prospects for year-round LMI residents of Truro, Wellfleet and ProvincetownProperty owners may notify the CDP of their interest in applying by phone or by using a simple pre-application form (link below). Grant Practices and PrioritiesOutreach by the CDPIt is part of the CDP’s mandate to identify and solicit eligible applicants from all participating towns. We do this through a variety of outreach initiatives, which includes working with the active support of community partners in both towns. These include a chart of Income Guidelines.Income guidelinesThere are charts in the Program Guidelines and on the Pre-application form, setting out LMI (low-moderate income) limits for Barnstable County per size of household for qualifying for the CDP Housing Rehab Loan Program. LMI limits are set by HUD at 80% AMI (average median income) for Barnstable County. Total income means all income from all Adults 18+ years old living in a single-family residence. Household size means the total number of adults and children living in a single-family residence, regardless of their relationship. Landlords or potential landlords who are above LMI are eligible to receive matching funds up to $35,000 per unit to rehab or create a unit for year-round rental by LMI tenants per HUD guidelines.
